What we build

Additions and whole-house changes, from the drawings to the final inspection.

  • Rear and side additions

A new room at the back or side of the house: foundation, frame, roof tie-in, systems and finishes.

A brick and wood-sided split-level house with a landscaped front yard
  • Second-story additions

Rooms over the existing house, with the structure checked and the old rooms protected while the roof is open.

A long brick ranch-style house with three dormers behind a split-rail fence
  • Bump-outs and sunrooms

A few feet more kitchen, or a bright room off the back, built on its own footing or cantilevered from the floor.

    See bump-outs and sunrooms
A sunroom addition with an arched window, white trim and a tile floor
  • Whole-house remodels

A new layout, new wiring and plumbing and new heating and cooling, done in an order that lets you live in part of the house.

    See whole-house remodels
A narrow galley kitchen with white cabinets, quartz counters and a door to the garden
  • Opening walls and beams

Taking out a wall that carries load, with an engineer's beam, temporary shoring and the ducts and pipes that were hiding in it.

  • Plans, surveys and permits

Measured drawings, a lot survey, the permit set and any design-review or variance paperwork, whether or not we build.

Not for us

What we don't take on

Saying so early saves you a week of calls.

  • Single-room cosmetic jobs

A new vanity or a paint job is better served by a handyman or a small remodeler.

  • Roof-only and deck-only work

We build roofs as part of an addition. A replacement or a deck on its own isn't what we do.

  • Emergency repairs

We plan jobs. For a burst pipe or a storm tarp, call a firm that answers at night.

Questions

About the work

What changes the price of an addition?

Size matters least. The foundation type, how the new roof ties into the old one, how many walls come out of the existing house, what the kitchen or bath inside it holds, and what you choose for windows and finishes matter more. Our pricing page lists the rest.

Do I need a permit, and who pulls it?

Any addition, any structural change and most whole-house work needs one. We prepare the drawings, submit them and pull the permit in your name or ours, as you prefer. Inspections are booked by us and written into the schedule.

What happens if you find something behind the wall?

We stop, photograph it and tell you the same day. If fixing it changes the cost or the schedule, you get a change order that shows what we found, what we propose and what it adds. Nothing proceeds until you sign it.

What do you not do?

We don't take single-room cosmetic jobs, roof-only replacements, decks on their own or emergency repairs. We build additions and whole-house changes, and we say so on the phone rather than waste your afternoon.

Can we live in the house during the work?

For a rear or side addition, usually yes: the new space is built outside the old one and we connect at the end. For a second story or a whole-house remodel, many families move out for some of the build. We plan that with you at the start, with the schedule in front of us.
